Fees & deposit.
50% deposit required on booking & full payment 4 weeks before holiday.

For all bookings we require a deposit of 50% to confirm the booking. You must make sure that this reaches us within 7 days of making the booking. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must then be paid at least 4 weeks before the start of the holiday. For holidays which are to take place within 4 weeks of making the booking, the full balance is due on booking.

Cancellation fees

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it. For this reason we recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the accommodation. Our liability would not extend beyond this refund.

Terms & conditions

Accommodation available from 3pm, please phone to request an earlier time. Please try not to arrive earlier as we may still be busy preparing your accommodation, and may not be available to welcome you.
A £100 good housekeeping bond in cash is required on arrival, this will returned at the end of your stay.
We ask that guests vacate the accommodation by 10am & left in a clean & tidy condition.
All accommodation is for 4 people max.
Complaints should be made immediately to management.

The hot tubs and games room are free facilities that we try to provide for our guests to use during their stay and are not included in the cost of your holiday.

 Any misuse of the games room or hot tubs and your holiday may be cancelled without refund and cost of repairs and making good, to be paid for before leaving.

Smoking is Not permitted inside the accommodation or out through the windows, in games room or by the hot tub. Smoking in said areas may leed to cancelation of your holiday, without refund.

Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. All breakages & damage must be paid for before leaving the accommodation, should we find any breakages or damage items that you have not informed us of, you will be sent an invoice for repair or making good, and we will make an additional charge of £100 for administration, if you did not report this.

Under no circumstance are the gas boiler controls to be adjusted or altered.
All children should be supervised when out on the farm or near water.

Termination & Indemnity.

You must accept responsibility for the proper conduct of yourself and any members of your party whilst on holiday. In cases of serious misconduct, we reserve the right to terminate your holiday or that of any member of your party. This includes threatening behaviour, physical, and serious verbal assault behaviour to us or other guests on the farm. If we do so, we shall have no further responsibility or liability to you. If you or any member of your party wilfully, recklessly or negligently causes any damage to any accommodation, property or person, you agree to indemnify us against any loss suffered by us (including legal costs), arising from such damage. Failure to pay for serious damage that you or your party can result in the police being called to intervene.

All children should be supervised when out on the farm or near water.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.Any data collected during the course of this booking may be kept on computer
